Best Time to Sell

The best time to sell is in a seller's market!

Now we just have to make that determination based on our own, educated analysis. Remember the rule of supply and demand? So when demand is high and supply is low, the time is right.

Does this mean you wait to market your home until it is the perfect time? It depends.

  • As real estate investors we need to be aware of the timing of putting our rehabbed houses on the market.
  • And we need to be able to convey to potential sellers, whose house we want to buy, market conditions and how it affects their ability to sell.

Some questions to ask the seller who doesn't really have to sell now and is holding out for top dollar:

  • Do you need to sell now?
  • How much money will it cost you, to keep making payments on the house?
  • For every payment you make, you loose money because of the interest you are paying, so what are you getting in return to make it worth loosing that money to hold out to sell at your top dollar figure you have in mind?
  • So you need to sell and you need to price the house right. Most homeowners make the mistake of pricing a home too high. I concur with having your price at the top to begin with, but if you don't get any action, then drop that price.

Let's say they have already moved and their house is sitting empty. They do need to be aware of the market and it is up to you to educate them.
